Vacation Rentals Policies - Posarelli Villas Terms and Condition.
GENERAL LETTING CONDITIONS

POSARELLI VILLAS GB LIMITED (hereafter referred to as “Posarelli”) whose registered office is at Wellington House East Road - Cambridge CB1 1BH - UK (company number: 05906789) – act as a principal.

1) RENTALS
Posarelli is authorized to act as an undisclosed agent to arrange accommodation bookings on behalf of the owners of the properties listed on the Website.
The minimum rental period is 3 nights, unless otherwise specified in the Website property description.

2) RENTAL PRICES
The rental prices vary by season and are listed per unit per week and/or per unit per night (if stays shorter than a week are permitted) on the Website.
Any extra charges (as specified in the Website property description) are not included in the rental price and are to be paid directly to the owner of the property or to his/her representative on arrival at the property unless otherwise agreed in writing at the time of booking.
The prices are an integral part of these General Conditions of Rental. Agents or distributors are not authorized to vary the prices in any way.

MINIMUM PRICE GUARANTEE
Posarelli guarantees that the prices published on its website are the lowest available on the market. If you should find (for the same dates, at the same conditions, and in the same currency) a lower price with a competitor, you will be entitled to a discount.

3) HOW TO BOOK
All bookings must be made directly through Posarelli or its agencies, which are authorized to act on behalf of Posarelli. These agencies can also accept payments on behalf of Posarelli. In order to complete a booking, the client must fill in the booking form and accept these General Conditions of Rental.
A non-refundable deposit of 25% of the total rental price is due at the time the booking is confirmed. The balance is due no later than 60 days prior to arrival at the property. If the balance is not paid within this time limit, Posarelli reserves the right to cancel the booking. Full payment is required upon confirmation of a booking for bookings confirmed less than 60 days prior to arrival.
Any exceptions to above payment terms are specified in the Website property description.
Upon receipt of the balance, Posarelli will provide you with a rental voucher together with the address and directions to the property and the instructions for gaining access to it.
Upon arrival you must show the voucher to the owner of the property or to his/her representative before gaining admittance to the property. No other document will be accepted. The voucher is personal and valid only for the persons named on the booking form and it is non-transferable. The owner or his/her representative will refuse entrance to the property if the number of persons exceeds the number mentioned on the voucher. If there is any change in the total number of persons who wish to stay in the property, you must inform Posarelli in advance, otherwise the owner or his/her representative can refuse admittance to the to the property to the whole party. In this case, you will have no entitlement to any refund of the rental payment or associated charges.
Any changes to your booking or special requests must be agreed in advance with Posarelli. Posarelli reserves the right to charge any additional costs imposed by property owners arising from any changes or special requests. Posarelli cannot guarantee that changes or special requests will be accommodated.

4) PAYMENT
Payments must be made in cleared funds by bank transfer (SWIFT) or by credit card (VISA, MASTERCARD or AMERICAN EXPRESS).
For payments made by bank transfer, the name of the client, the booking number and the property reference must be clearly specified. If these conditions are not met, the booking shall not be valid. Payments in other currencies than Euros (€) are not accepted. Any fee or cost for bank transfer will be paid exclusively by the client. Posarelli will not accept payments in cash, cryptocurrencies or similar.

5) ARRIVAL AND DEPARTURE
You must arrive at the property between 17.00. and 20.00 unless otherwise stated in the Website property description and/or on the rental voucher. Any change to these arrival times must be advised to Posarelli during normal office hours (from Monday to Friday from 9.00 to 13.00 and from 14.00 to 18.00) prior to arrival and are subject to the approval of the property owner.
In the event of unexpected late arrival, you must advise Posarelli or the owner directly using the contact details on the rental voucher. Should the owner or his/her representative not to be able to accept a late arrival, all associated costs incurred by you, including, without limitation, hotel, restaurant and travel costs are to be borne by you. Should the owner or his/her representative be obliged to wait for you after the agreed time, he/she may charge a late-arrival fee.
Upon arrival at the property, you must produce to the owner or to his/her representative the rental voucher and, in accordance with Italian and Greek law, the passports of all members of the party. For certain properties it may be possible to complete the check-in procedures online prior to arrival, in which case only guests whose passports are registered will be permitted to stay in the property. If there is any substitution of guests during the stay, the owner or his/her representative can request that the whole party leaves the property, in which case you will not be entitled to any reimbursement or compensation.
You must depart the property on the departure day between 8.00 and 10.00 (unless otherwise stated in the Website property description), after returning the house keys and allowing the owner or his/her representative to inspect the condition of the property.

6) REFUNDABLE SECURITY DEPOSIT
Upon arrival at the property, you must pay a security deposit for possible damages and/or extra charges which are not included in the rental price.
The security deposit amount will be specified on the rental voucher and is to be paid in Euros (€) in cash, unless otherwise indicated in the Website property description and/or on the voucher) to the owner or his/her representative. The owner or his/her representative has the right to refuse admittance to the property if the security deposit is not paid, in which case you will not be entitled to any reimbursement or compensation. Your security deposit will be refunded on departure after any costs for damages and/or extra charges have been deducted. In the event of early departure, the owner will refund the security deposit, less any costs for damages and/or extra charges, after inspecting the property. If the cost of any damages is higher than the security deposit, you must pay the difference to the owner or his/her representative before departure.
Posarelli is not responsible for any disputes between you and the owner concerning the security deposit.
For certain bookings, the security deposit can be replaced by an insurance policy covering possible damages, specifically the “no dep” policy issued in collaboration with Europe Assistance. 7) CLEANING
Upon arrival, you will find the property in a clean and tidy condition. Upon departure, you must pay to the owner or to his/her representative final cleaning charges unless it has been specified in the Website property description that these are included in the rental price. It is your responsibility to ensure that the property is left in the same condition of cleanliness and repair as upon arrival. The costs incurred by the property owner resulting from any failure by you to maintain the property will be deducted from the security deposit.
In addition, during your stay you must comply with any waste collection requirements that are communicated to you upon arrival. If you do not comply with such requirements, extra fees or costs may apply.

8) HEATING AND AIR CONDITIONING
The Website property description will specify whether heating and/or air-conditioning are provided and the associated costs. Where not included in the rental price, heating and air-conditioning costs must be paid upon departure to the owner of the property or to his/her representative. Such costs may either be a flat fee or calculated depending on consumption, as specified in the Website property description.
In Italy the use of heating may be restricted by law, varying from region to region. Generally, the use of heating is permitted from Nov. 1st to March 30th for 8 hours a day.
Any use of heating outside this period and the associated costs must be agreed with the property owner. The properties without a flag referring to the heating do not have a heating system.

9) PETS
Domestic animals (cats and dogs) are permitted only where indicated in the Website property description. Before a booking is confirmed, you must advise Posarelli of any domestic animal (indicating size and breed) you intend to bring to the property and Posarelli will inform the owner of the property.
The property owner may request an extra charge for accepting a pet. If so, this supplement will be mentioned in the Website property description and must be paid upon arrival.
You will be responsible for any damage to the property caused by your pet and for ensuring that your pet does not cause disruption to other guests.

10) BEHAVIOUR
You are responsible for ensuring that you and all members of your party do not behave in an illegal, disruptive or anti-social manner whilst occupying the property. Failure to do so may result in the owner of the property or his/her representative requiring the whole party to leave the property immediately and/or deducting from the security deposit such sums as are necessary to repair any damage and cover any related costs. In these circumstances you will have no entitlement to any refund of the rental payment or associated charges.
If the cost of any damages is higher than the security deposit, you must pay the difference to the owner or his/her representative before departure.

IMPORTANT
It is absolutely forbidden to access (for any reason) the rented property with a number of guests higher than the maximum property capacity without prior authorization of the owner. It is also strictly forbidden to organize parties, birthday parties or events in general or to allow service providers such as private chefs (or similar) to enter the property without the prior approval of the owner and of Posarelli.

11) EXTERNAL MAINTAINANCE
The owner or his/her representative reserves the right to enter the property for essential maintenance works (garden, swimming-pool, etc.).

12) REFUND FOR CANCELLATION – PosarelliVillas For You
PosarelliVillas offers guests the opportunity to request a refund of up to 80%, even in cases not covered by the standard cancellation policy. This right to reimbursement applies in the event of exceptional and unforeseen circumstances that prevent the guest from proceeding with their stay — such as serious illness, an accident, or the sudden and involuntary loss of employment.

This cover is not limited to the individual directly affected. If included under the same booking, it also extends to immediate family members and one accompanying traveller. 13) COMPLAINTS
The description of the properties is made in good faith. Unless caused by Posarelli’s negligence, Posarelli cannot be held responsible for inaccuracies, misleading information or changes carried out by the owner of the property without notice to Posarelli.
If there is an issue with the property during your stay, please contact the property owner in the first instance using the contact details on the rental voucher.
If you have any complaints regarding the property that the property owner is unable to resolve, please inform Posarelli while at the earliest opportunity during your stay and confirm it in writing within 24 hours. Posarelli reserves the right to verify, during the period of occupancy, the details of any complaint, if necessary by inspecting the property. If the complaint is accepted, you will be compensated in proportion to the extent of the sustained damage (up to a maximum of the rental price).
If necessary, Posarelli reserves the right to move you to a similar or to a better property, subject to availability.
If the price of the alternative accommodation is higher than the price of the booked property, the difference will be not be charged to you. Should you accept this exchange, no further compensation will be payable to you.
If no alternative property is available, Posarelli will provide you with a refund for the remaining days of your stay. In no circumstances will Posarelli pay or be liable for any hotel or other accommodation costs.
Posarelli will not accept as causes for complaint weather conditions, stings or presence of insects, lack of water or electricity, work in progress, etc., if these depend on state-run organizations.
Posarelli properties are not hotels but private homes. Their equipment, furniture and characteristics reflect the local style, the taste of the owner and the Italian or local traditions (for instance, in Italy, the coffee machine will be an Italian espresso maker and not an electrical machine). Therefore, Posarelli will not consider these elements as a cause of complaint.
Any dispute or claim that can’t be settled between you and Posarelli can be referred by you to ABTA’s dispute resolution procedure or the courts of England and Wales. Further information on ABTA’s assistance in resolving disputes can be found on www.abta.com.

14) CANCELLATION
Should you for any reason cancel your booking, which cancellation must be confirmed in writing, the following cancellation charges will apply:
- 25% of the total rental if the cancellation is made 60 days or more prior to your arrival day.
- 50% of the total rental if it is made between 59 and 30 days prior to your arrival day.
- 90% of the total rental if it is made between 29 and 1 day prior to your arrival day.
- 100% of the total rental if it is made on the arrival day or in case of no-show.

Any exceptions to the above cancellation policy are specified in the Website property description.

Any amendments to the original booking, assuming that the property and the rental period remain the same, will be charged at a fee of € 50,00. If the property and the rental period do not remain the same, the booking will be treated as having been cancelled and the cancellation fees specified above will apply. Should Posarelli succeed in renting the property of the cancelled booking to another client, you shall only be liable to pay a penalty equal to any actual loss sustained by Posarelli.
Should Posarelli be forced to cancel a booking because of reasons outside of its control, Posarelli will, subject to availability, offer you a similar or a better property. If the price of the alternative accommodation is higher than the price of the booked property, the difference will not be charged to you. In the event no alternative accommodation is available, Posarelli will refund you and no further compensation will be due to you.

15) JURISDICTION
Any dispute claim or other matter arising from any bookings and these general terms will be subject to the laws of England and the parties agree to the exclusive jurisdiction of the courts of England and Wales.

16) DATA PROTECTION
Posarelli may use your personal data (as defined by the UK Data Protection Act 2018) for the purposes of processing bookings, client identity and verification, the administration of files and records, legal and regulatory compliance and the marketing and promotion of its services, as well as informing you of relevant news. In certain circumstances, your personal data may be transferred outside the UK and the European Economic Area (EEA) where data protection legislation may not offer the same protection as within the EEA. Please note that Posarelli will need to share information to property owners as part of the booking process. You have the right to access personal data that Posarelli holds about you. 17) GENERAL
Posarelli Villas GB Limited is a member of ABTA (membership number Y6808). Posarelli follows ABTA’s Code of Conduct to provide a high standard of service to you. Posarelli does not sell packages, as such term is defined in The Package Travel and Linked Travel Arrangements Regulations 2018, and your booking is not not covered by ABTA’s scheme of financial protection.
It is your responsibility to ensure that you are adequately insured. It is strongly recommended that you take out insurance, which should include cover against the cost of cancellation by you and assistance (including repatriation) in the event of accident or illness.
